Clay and concrete tile roofs, repaired and re-laid
The tile on a Hill Country home lasts fifty years; the underlayment beneath it does not. We repair cracked and slipped tile, replace the underlayment and flashing, and install new clay and concrete tile roofs on the homes that call for them.
Tile roofs are common on the custom and Spanish-style homes in Vintage Oaks, along the Guadalupe, in Gruene and the older estate streets off Highway 46. The tile itself — clay or concrete — is nearly permanent. The roof under it isn't. Tile is a water-shedding layer over a waterproofing layer, and the underlayment, battens and flashing that do the actual waterproofing last twenty to thirty years in Texas heat. When a tile roof leaks, it's almost never the tile; it's the felt that's turned to dust underneath, or a valley flashing that's rusted through.
So our tile work runs from small to large: replacing cracked and slipped tiles, rebuilding valleys and wall flashings, and — the big one — a re-lay, where we lift and stack the tile, tear off the old underlayment, install a new high-temperature self-adhering membrane and new battens, replace the flashings, and re-set the same tile. It costs a fraction of a new tile roof and gives you another thirty years. New tile roofs, clay or concrete, are also available where a homeowner wants them.

Questions we get about tile roofing
My tile roof leaks but the tiles look fine. Why?
Because the tile isn't the waterproofing — the underlayment is. If your tile roof is 20-plus years old and leaking in more than one place, the felt is done and it's time for a re-lay, not more patches.
What is a tile re-lay and is it worth it?
Lifting the existing tile, replacing everything under it, and putting the same tile back. It's roughly half the cost of a new tile roof and gives you 30 years, because the tile itself has decades left. It's almost always the right call on clay tile.
Does hail damage tile roofs?
Yes. Concrete tile chips and fractures; clay tile cracks. It's harder to see from the ground than shingle damage, and adjusters miss it. We photograph every broken tile.
Can my house take a tile roof if it has shingles now?
Only if an engineer says so. Concrete tile is about 900 pounds per square, clay up to 1,200, versus 250 for shingles. Most production homes weren't framed for it; lightweight concrete tile is the usual answer.
Can you match my old tile?
Usually, from salvage or the manufacturer's current line. On a discontinued profile we'll move matching tile from an inconspicuous slope to the visible one and put the closest match at the back.
