Roofing in Garden Ridge

Roofing for Garden Ridge's big lots and custom homes

Acre-plus lots under mature live oaks, custom homes from the 1980s onward, and roofs that are larger and more complicated than anything in the subdivisions — ten minutes from our shop.

Historic tin-roofed buildings and live oaks on a small-town Texas street

Garden Ridge is a small city on the Comal–Bexar line built around big lots and big trees: acre-plus properties in Forest Waters, Wild Wind, Garden Ridge Estates, Regency Oaks and the streets off FM 3009 and FM 2252, with custom homes from the 1980s and 1990s that are now on their second or third roof. These roofs are large — 4,000 to 6,000 square feet is common — with hips, valleys, dormers, multiple chimneys and tile or metal sections, and they sit under live oaks that drop leaves into every valley and limbs onto every slope. The 2016 and 2022 hail hit Garden Ridge hard.

Custom-home roofs need custom-home roofing: flashing details at stone walls and chimneys, valleys that carry a lot of water, matching a discontinued shingle or tile on a repair, and ventilation for attics the size of a small house. The City of Garden Ridge issues re-roof permits and inspects; we pull them. We also do a lot of standing-seam and tile work here, because the houses call for it and the HOAs allow it.

What we do in Garden Ridge

City of Garden Ridge permits

Re-roof permit and inspection through the city; closed permits for resale.

Large, complex roofs

Hips, valleys, dormers, multiple chimneys — measured and detailed properly; valley metal and ice-and-water where the oaks hang over.

Metal & tile

Standing seam and clay/concrete tile repair and re-lays on the custom homes that have them.

Stone and stucco flashing

Counter-flashing cut into limestone and stucco walls in metal.

Hail claims

Large-roof claims documented slope by slope; supplements for the items adjusters miss on complicated roofs.

Tree-related repairs

Limb damage, moss and debris valleys, gutter guards that handle live oak leaves and tassels.

Questions from Garden Ridge homeowners

Do I need a permit in Garden Ridge?

Yes. The City of Garden Ridge requires a re-roof permit and inspects the work. We handle it.

How much does a roof cost on a Garden Ridge custom home?

More than a subdivision house, because the roofs are bigger and more cut up: $18,000 to $32,000 for Class 4 shingles on a 4,000-to-5,500-square-foot roof, $45,000 to $80,000 for standing-seam metal, and tile re-lays from $28,000. Every quote is measured and itemized.

Can you match the tile on my 1990s house?

Usually from salvage or the manufacturer's current profile. Where a match doesn't exist we move original tile to the visible slopes and use the closest match at the back.

My valleys fill with oak leaves and leak. What's the fix?

Open metal valleys with ice-and-water underneath instead of closed-cut shingle valleys, plus micro-mesh gutter guards. It's the standard detail we use on any roof under live oaks.
