How much does a new roof cost in New Braunfels?

Real 2026 numbers by roof size and material, what moves the price, and how to read a quote — from a company that writes them every day.

Crew tearing off old shingles down to the decking during a roof replacement

The short answer for 2026: an architectural-shingle roof replacement on a typical New Braunfels house — 2,000 to 2,800 square feet of roof, one story, a few valleys — costs $11,000 to $19,000. Class 4 impact-resistant shingles add 10 to 15 percent. Standing-seam metal runs $28,000 to $45,000 for the same house. Tile is $32,000 and up. Everything below explains where those numbers come from and what makes yours higher or lower.

Roof replacement prices by size and material

3,000 (two-story, cut-up)$15,000 – $22,000$17,500 – $25,500$36,000 – $54,000
4,000+ (Vintage Oaks custom)$20,000 – $30,000$23,000 – $34,000$48,000 – $75,000

Prices are for full tear-off, synthetic underlayment, ice-and-water in the valleys, new flashing and boots, ridge vent, disposal and the City of New Braunfels permit. Roof square footage is roughly 1.1 to 1.4 times the house's floor area depending on pitch and overhangs; we measure it.

What moves the price

Pitch and complexity

A simple 6/12 gable roof is the cheapest roof to replace. Every hip, valley, dormer, chimney and skylight adds labor and flashing. Anything over 8/12 needs staging and slows the crew down; 10/12 and steeper adds 15 to 25 percent.

Layers and decking

A second layer of shingles — common on homes around the Plaza and in Gruene — adds $1.00 to $1.75 per square foot to tear off and dispose of. Rotten decking is replaced by the sheet at $90 to $160; we don't know how many until the shingles come off, so we quote a per-sheet price and photograph every one we replace.

Shingle class

Class 4 impact-resistant shingles cost about $1,500 to $2,500 more on a typical roof, and most Texas insurers discount the premium 10 to 30 percent for them. Over a ten-year roof that discount usually returns more than the upgrade cost — see our Class 4 guide.

Ventilation and code items

Ridge vent, drip edge and ice-and-water shield are code or manufacturer requirements now and are in every quote we write. If a quote doesn't list them, ask why.

Access

Canyon Lake and Spring Branch lots with long, steep driveways cost more because debris has to be moved by hand; tight Gruene lots may need a smaller trailer. We plan it before the quote so it isn't a change order.

How insurance changes the math

If the roof is a covered hail or wind claim, your cost is your deductible — typically 1 or 2 percent of the home's insured value, so $4,000 to $8,000 on a $400,000 house — plus any upgrades you choose above the insurer's scope. The insurer pays the rest in two installments. Texas law requires you to actually pay the deductible; a roofer offering to waive it is offering to commit fraud. Our claims page and the deductible law guide cover it.

How to read a roofing quote

A real quote itemizes: tear-off and disposal, decking allowance, underlayment type, ice-and-water locations, shingle brand and line, starter and ridge cap, flashing and boots, ventilation, permit, cleanup, warranty terms, and payment schedule. Beware of a one-line price, a big deposit demand (we take none until you approve the price, and never more than a third), and any mention of your deductible.

Common questions

Is $15,000 a fair price for a roof in New Braunfels?

For a typical 2,500-square-foot architectural-shingle roof with tear-off and permit, yes — that's in the middle of the 2026 range. Under $10,000 on that roof means something was left out; over $22,000 means metal, tile, a very steep or cut-up roof, or a quote worth getting a second opinion on.

How much does a roof cost per square foot in New Braunfels?

About $4.50 to $7.50 per square foot for architectural shingles installed, $5.50 to $8.50 for Class 4, and $10 to $16 for standing-seam metal. Roofers also quote per 'square' — 100 square feet — so $450 to $750 a square for shingles.

Does a metal roof cost twice as much as shingles?

Roughly, yes — 2 to 2.5 times — and it lasts 2 to 3 times as long, earns a bigger insurance discount, and holds resale value in the Hill Country. It's the better buy if you'll own the house more than ten years.

Can I finance a new roof?

Yes. We offer financing through a third-party lender with approvals in minutes, and many homeowners use a HELOC. On a claim, financing bridges the gap until the depreciation check arrives.

How long does a roof replacement take?

One day for most New Braunfels houses; two for large or steep roofs and tile. Metal takes three to five days.
