Roofing in Canyon Lake

Roofing for Canyon Lake and the north shore

Steep lots, big live oaks and cedars, wind off the lake and hail from the north — Canyon Lake roofs are Hill Country roofs, and half of them should be metal.

Hill Country homes with metal roofs among cypress trees along a clear Texas river

Canyon Lake isn't a city — it's a string of lake communities on both shores of the reservoir in unincorporated Comal County, from Startzville and Canyon Lake Village on the south side around to Cranes Mill, Mystic Shores and the Rebecca Creek side on the north. The houses range from 1970s lake cabins to the big limestone-and-metal custom homes going up in Mystic Shores, and the roofs have three things in common: they take more wind than a roof in town, they live under live oaks and cedar elms that drop limbs and hold moisture on the shingles, and they're hard to get to — steep driveways, long lots, and no easy place to park a dump trailer.

That's why we quote standing-seam metal on almost every Canyon Lake replacement alongside the shingle number. Metal shrugs off the hail, doesn't care about the wind, doesn't grow moss under the trees, and looks right on a Hill Country house. When it's a shingle roof, it's Class 4 and six-nailed, with ice-and-water in every valley the oaks drop leaves into. There's no county re-roof permit at Canyon Lake, so we inspect and document our own work as if there were.

What we do in Canyon Lake

Standing-seam metal

The right roof for most lake and hillside homes here — hail-rated, 50-year, and quoted on every replacement.

Steep and difficult access

Crews and equipment set up for long driveways, steep lots and roofs with no room for a trailer; we plan the logistics before the quote.

Tree damage & moss

Limb damage repaired, moss and debris cleared, valleys rebuilt with ice-and-water where the oaks hang over.

No-permit county work

Unincorporated Comal County requires no roofing permit; we inspect, photograph and warranty the job as if it did.

Hail & wind claims

Documentation and adjuster meetings for the north-side storms that come across the lake.

Boat docks & outbuildings

Metal roofs on dock houses, boat covers, barns and workshops.

Questions from Canyon Lake homeowners

Do I need a roofing permit at Canyon Lake?

No — Canyon Lake is unincorporated Comal County, which doesn't issue roofing permits. That means nobody inspects the work but you, so ask any roofer for photos of the underlayment and flashing before the shingles go on. We send them without being asked.

Is metal worth it on a lake house?

Usually yes. Between the wind, the hail and the trees, a shingle roof at Canyon Lake lives a hard life. Standing seam costs about twice a shingle roof and lasts two to three times as long, and it's what's on the new custom homes for a reason.

Can you get a dump trailer up my driveway?

We'll look at that on the inspection. On lots where we can't, we stage at the road and run debris down in a smaller trailer or by hand — it adds a little labor and it's in the written price, not a surprise.

How much does a roof cost at Canyon Lake?

Shingle replacements run $12,000 to $20,000 for a typical home, a bit above New Braunfels because of access; standing-seam metal $28,000 to $48,000. Repairs and tarps are the same flat rates as in town.
