Roofing for Schertz and the FM 3009 corridor
Established 1990s and 2000s subdivisions with roofs coming due all at once, plus the new builds in The Crossvine — twenty minutes from our shop down I-35.
Schertz straddles Guadalupe, Bexar and Comal counties on the north edge of San Antonio, and its housing stock is unusually uniform: large tracts built in the 1990s and early 2000s — Northcliffe, Woodland Oaks, Savannah Square, Aviation Heights, the streets off Schertz Parkway — that all got the same 25-year three-tab or early architectural roof at the same time. Those roofs are 20 to 30 years old now, they've been through the 2016, 2022 and 2024 hail, and they are coming due together. The Crossvine and the other new sections along FM 1518 are the other end: builder-grade shingles on new houses, waiting for their first storm.
Schertz requires a re-roof permit through its Planning and Community Development office and inspects the job; we pull it in our name. Randolph Air Force Base sits on the east side of town, and a lot of Schertz homeowners are active-duty or retired military on a PCS timeline who need an honest inspection and a fast, documented job before a sale — pre-sale inspections and quick turnarounds are a big part of what we do here.

Questions from Schertz homeowners
Do I need a permit to re-roof in Schertz?
Yes. The City of Schertz requires a residential re-roof permit and a final inspection. We pull it, schedule the inspection and give you the closed permit.
What does a new roof cost in Schertz?
$10,500 to $17,000 for architectural shingles on the typical 1,900-to-2,600-square-foot Schertz home, $12,000 to $19,500 for Class 4, and $26,000 and up for standing-seam metal. Most of the 1990s tracts are simple gable roofs, which keeps the price at the low end.
I'm PCSing and need the roof done before closing. How fast?
Inspection within two days, written report the same day, and a replacement typically scheduled within one to two weeks — one day on the roof for most Schertz houses. We've done plenty of these on a Randolph timeline.
Is my 1990s three-tab roof worth repairing?
Rarely. Three-tab shingles from that era are brittle, the tabs don't reseal after a repair, and any hail on them is usually a total. We'll inspect it honestly; if it's a claim we'll document it, and if it's just old we'll quote the replacement.
