Roof replacement

Roof replacement in New Braunfels, built for the next hailstorm

Tear-off to the deck, real underlayment, ice-and-water where the hail piles up, Class 4 shingles that earn an insurance discount, and a City of New Braunfels permit closed on record — usually in a single day.

Crew tearing off old shingles down to the decking during a roof replacement

A New Braunfels roof lives a hard life: a hundred-degree attic all summer, spring hail, the occasional ice storm, and live oak limbs scraping the shingles in every front. A builder-grade three-tab roof from the boom years is done at fifteen; a good architectural roof makes twenty-five. When the granules are in the gutters, the tabs are curling and the repairs are coming every spring, it's time.

We replace roofs the way the manufacturer's warranty actually requires, which is not how most of the subdivisions here were roofed the first time. Full tear-off to bare decking — no second layer. Rotten decking replaced, not covered. Synthetic underlayment over the whole roof, ice-and-water shield in every valley and around every penetration, metal drip edge, new boots and flashing, and a ridge vent with matching intake so the attic breathes. Class 4 impact-resistant architectural shingles by default, because in this county they pay for themselves. Then the City of New Braunfels inspection, the closed permit, and a magnetic nail sweep of the yard.

Questions we get about roof replacement

How much does a new roof cost in New Braunfels?

For 2026, $11,000 to $19,000 for an architectural-shingle replacement on a typical 2,500-square-foot home, depending on pitch, complexity and whether you choose Class 4. Steep Hill Country roofs with lots of valleys run higher. Metal is separate — see the metal roofing page. Every quote is itemized.

Do I need a permit to replace my roof?

Inside the City of New Braunfels, yes, and the contractor pulls it — we submit through the city's online portal and schedule the inspection. Outside the city in Comal County the rules differ by address; communities like Vintage Oaks have their own architectural approval. We handle whichever applies.

Is a Class 4 shingle worth it?

In the hail belt, yes. It costs 10 to 15 percent more, most Texas carriers discount the premium for it, and it's the difference between a roof that survives the next two-inch hail and one that becomes another claim.

How long does a replacement take?

One day for most homes, two for steep or large roofs. Tear-off starts at first light; you'll hear it. We finish, sweep for nails, and the city inspects within a few days.

Can you roof over the old shingles?

We won't. A second layer voids the shingle warranty, hides rotten decking, adds weight and cooks the new shingles from below. The city inspection would fail it anyway.

What about my HOA?

Vintage Oaks, Veramendi, Meyer Ranch, Mayfair, River Chase and most of the newer communities restrict roof colors and want an application before you re-roof. We give you the shingle sample and the spec sheet the committee wants.
